A three-storey brick walk-up with balcony frontage on every unit, mature trees close to the eastern elevation, and a shared driveway carport at ground level. Every one of these details shapes how the job is quoted - and how it's done.
Three storeys, balcony access on every unit
Every balcony sliding door is squeegee-finished for a streak-free result. For the exterior-only scope we still need access to each unit to reach the balcony glass; access is essential for the interior package.
Fly screens on every window
Every fly screen is removed, laid flat, hand-washed with a soft brush, rinsed and refitted to the correct opening. This is the part most cleaners hose in place - which is why the screens still look grey afterwards. We do it properly.
Mature trees and a sloped eastern elevation
Casuarina and eucalypt canopy overhangs the eastern wall, so glass on that side collects sap and leaf litter. We plan the visit for a still day, work top-down, and re-check the eastern panes before we leave site.
Shared driveway and carport
Access to the ground-floor units is via the shared carport. We coordinate arrival so we don't block residents in, keep hoses and gear off the driveway, and detail the awning glass over the entryway while we're there.

For the interior option, we write a short, polite notice for the Committee to circulate 5-7 days ahead of the visit, with a two-hour arrival window per unit.
